CASH FOR PROPERTY Question: Where can I get cash for property purchases? Answer: Many investors use what is known as Hard Money Lenders (HML's). These lenders are often just brokers for other private investors. These private investors provide money through these HML's and usually get a fairly good rate of return. The HML's frequently charge several points up front for doing the loan and may also make money off the yield spread. The private investor has a secured loan, by a first place lien on the property to be purchased which typically does not go over 70% of the ARV (After Repair Value) and that is including the cost of repairs. Cash for property is not hard to come by, as long as there is suitable equity in the property to be purchased. Hard Money Lenders can easily be found through searches on the Internet, or through your local real estate investors group. |
