What will an investor pay for my house?

    Question: I am considering selling my very nice house provided I could get market value or something close to that. Does anyone guarantee market value or a percentage of market value?

    Answer: Typically you will not get market value selling your house to an investor. If it is an ideal rental size and price range type of property, then there are scenarios you could get market, or close to market value if you were financing all or part of the property and the terms were agreeable to the investor. There is probably not a scenario where an investor comes in and pays all cash at market price, otherwise no one would be selling on the retail market.

    For a deal to work for an investor, there must be some attracting factor, such as good amount of equity in the home, or a very good owner finance interest rate, a take over payments deal with a possible second lien to the seller, etc. If an investor can buy the house without coming up with cash initially, then there is a better chance of getting close to market prices.
