Answer: If you're selling your house directly to an investor, you may not need a Realtor to assist in the sale. In fact the Realtor's additional commission to the sales price, may make the difference between doing the deal with an investor, or not. If you would still like to bring a Realtor in to assist you in the transaction, you might consider asking them if they would take a flat fee, or a smaller percentage than what they would usually receive on account of you already having your buyer. Some investors may not mind a Realtor working in the transaction, while some clearly would.

Yes, there could be some advantages to having a Realtor in the transaction, to represent you on your behalf. You must weigh this against the disadvantages and decide if the transaction is feasible with the additional expenses.
