Answer: Here are a few tips for selling your house to investors: -Contact a number of investors and you'll probably get multiple offers. -Ask lots of questions and find out what particular technique they plan to purchase your house with, is it just a lease/option, cash buyers, conventional buyers, or do they plan to assume your mortgage? Will they be using a land trust? What kind of guarantees can they give you? -Remember: What matters most, is not what they tell you, but what's on paper. You should ask for time to read all documents before signing, though a majority of sellers do not do so. -If you don't understand, ask questions. Make sure you understand the documents as well. -Try to get a specific time frame for the sale, what day will they close. Here are a few tips for a quick sell on the retail market, usually through a Realtor: -Make sure it is well priced, pricing right to start with, will save a lot of time. Price sells. You may save money in the long run with a shorter vacancy time, if the house is vacant. -Be sure it looks nice, if it's hot and stuffy, have the house cooled. Buyers expect to see a pretty looking house. Remember you have lots of competition, new paint, new carpet, clean interior and exterior are all basics" -"Wow!" factor. Put in some extras, plants, pretty fixtures, new lights, chandeliers, mirrors and a fountain, are all great additions that will add that extra something special that a buyer can't quite pinpoint, but feels like "Wow!" -Advertise, advertise, advertise. Some Realty companies may not necessarily give your house the kind of exposure it needs to sell quickly. It may be a good idea to spend some of your own money advertising as well. Offer and then discuss this with your Realty professional. -Let buyers know you plan to sell quickly and the house won't be around long. -Keep a log of potential buyers, follow up on them, find out what they did, or didn't like. Ask Realtors for suggestions. -If the house doesn't sell in 2, or a few weeks, re-evaluate. Is the price right? Does the house look good enough? Is my marketing plan getting enough coverage? |
