    For example: You have a house that theoretically, would be worth $100,000 in clean, painted, ready for move-in condition. However the house needs $12,000 in repairs (maybe a new roof, new carpet, painting, new fixtures, appliances, cleaning) and their will be $3,000 in closing costs. Under the Hard Money option, it could be sold for only up to $55,000. These are the numbers that most rehab buyers will be looking for to buy a house in poor, or unmarketable condition.
