NEED TO SELL MY HOUSE

Question: I need to sell my house before the foreclosure auction in one week. Is this possible?

Answer: One week is a difficult time frame to work with, but there are investors who can pull it off. It's not likely to happen unless you have a good amount of equity that you're willing to give up. Some sellers try to save their house and all of their equity right up to the last minute and then loose it all at the foreclosure sale, rather than negotiating a deal that would let them save some or at least let them off of foreclosure. In a last minute deal, it may be difficult to find an investor who is willing to be very negotiable with the seller. The seller may only have two choices, give up the property, or get a foreclosure on your record.

Contrary to popular opinion, a foreclosure does not go away from your history after xx amount of years. Yes, it may come off of the credit history after some years, but it will always be asked about whenever a new mortgage is applied for. A fairly standard question on any mortgage application, "Have you ever had a foreclosure?" doesn't go away after a period of time and will usually have to be disclosed from then on.

That is why for the seller, avoiding a foreclosure should be something they probably want to avoid in their history. Even if they can't save the house, their equity and credit history. The above answer goes with assuming that everything else has already been done to avoid getting to this late stage in the foreclosure process. Obviously, the ideal would be for the seller to save their house, equity and credit. Hopefully the above would be a worst case scenario, but in the event that nothing can be saved, avoiding a foreclosure should still be considered as beneficial to the seller.
