Roofs can be one of the most expensive repairs on a rehab. It is hard to know exactly what it will cost, as you cannot see what shape the decking is underneath the shingles. There may be only one layer of shingles, or there may be an overlay. If there are already 2 layers of shingles on a roof, both need to be taken off and the decking examined for any spots that may have rotted through, are soft or buckling up.  When getting a bid for roofing, it is good to have them estimate how much per sheet of decking they will charge you if they do indeed have to replace some. You also need to find out what they will charge for the cleanup of the job.  There are so many nails that if not cleaned properly could create a liability risk. Your bids for roofing should also include new ridge vents or the round vents on the roof. Try to get an estimate for all the worst case scenarios on your roof repair, so that you know the maximum that it will cost you if there is more damage than at first estimated.
