Everyone that’s selling real estate wants to get a high price for their property and close fast. However, many homeowners don’t know how to make their house look attractive to buyers and instead make the mistake of putting up their house up for sale as-is. Then they often end up becoming one of the many sellers who spend weeks or months waiting for someone to come along and make a reasonable offer.

   
 

It’s actually not that difficult to sell your house quickly for a decent price. You just need to put a little bit of time and money into prepping your house to sell. Here are some tips for getting your house ready to sell so it will stand out from the many other homes on the market.

 

Pack up all of your personal belongings.

 

When potential buyers come to look at your house, they often envision themselves living there. They’ll picture their TV in the living room, their furniture in the bedrooms and their family portraits hanging on the walls. That’s why it’s important that you pack up all of your things so they have a clean slate to work with.
Before you start letting buyers come look at the house, pack up all your photos, trophies, heirlooms, and other memorabilia.
    

Clear out everything.

 

Walking into a house and seeing junk everywhere is guaranteed to give would-be buyers negative vibes about your property. Your house will look a lot better if it’s clean and empty so pull out some garbage bags and boxes and get to work.
Clear off all the bookshelves, counters, desks, etc and pack up what you want to keep and dispose of the rest. This goes for the whole house, even the places that buyers probably won’t look through. Double check and make sure you didn’t miss anything!

 

Organize closets and cabinets.

 

Some buyers like to explore houses more than others. These are the kind of people that will open every cabinet and closet they can find. It’s essential that these nooks and crannies are clean and organized. You don’t want to them to be embarrassed when they open an overhead cabinet and a pile of junk falls on their heads.
Start with the kitchen and pack up all of your pots, pans, and dishes. If you have some nice sets of china that will look good in your cupboards then don’t hesitate to set them up. Having some fancy labeled jars of spices is also a nice touch.
Next, go through all the closets in your house and clear out everything that doesn’t need to be there. These closets don’t necessarily need to be empty as long as they are clean and organized.

 

Clear anything that you want to keep out of the house.

 

You don’t want to upset potential buyers by telling them they can’t have the sets of furniture that they’re eying. This goes for literally anything big you want to keep, whether it’s the TV, fridge, washing machine, chandelier, etc.
Of course, if there’s trashy or damaged furniture lying around that you think buyers won’t want, you should go ahead and get rid of it.

 

Take care of anything that needs fixing.

 

You want your house to be in tip-top shape so, if you’re house isn’t in the best condition, invest a day or two making some repairs.
Replace old light bulbs, cracked tiles, broken windows, faucets that leak, and give any rooms that need it a fresh coat of paint.

 

Clean your house spotless.

 

It’s essential that your house is thoroughly clean when you show it to buyers. If you don’t have the time to clean it, you can always hire someone to do it for you.

 

Scrub the floors, vacuum the carpets, wipe the walls and furniture, clean out the fridge, and replace any dirty rugs, mats, or towels with new ones. After you’ve finished cleaning the house, spray some sweet-smelling air spray around the house.

 

Work on the exterior.

 

Because the outside of your house is the first thing buyers will see, it’s essential that it’s in tiptop shape. If investors come to look at your house and they see junk out front, mold on the walls, or even leaves in the yard, it will give them a lot of negative vibes about the property.

 

Start with the hardest jobs first. If the house’s exterior is covered in mold or grime then pressure wash it (you may want to pressure wash the driveway as well).  You also need to make sure the roof is in good condition as well. Then you can move on to easier jobs like mowing the lawn, raking the leaves, and other yard work.

 

Make sure you didn’t miss anything.

 

Walk through the inside of your house and make sure that there is nothing around that will discourage potential buyers. Do the same for the outside. If you think that your house looks as attractive and homey as possible then you’re ready to put it up for sale and start showing it to buyers!
