-Ask lots of questions and find out what particular technique they plan to purchase your house with, is it just a lease/option, cash buyers, conventional buyers, or do they plan to assume your mortgage? Will they be using a land trust? What kind of guarantees can they give you?

 

-Remember: What matters most, is not what they tell you, but what's on paper. You should ask for time to read all documents before signing, though a majority of sellers do not do so. 

     

-If you don't understand, ask questions. Make sure you understand the documents as well.

 

-Try to get a specific time frame for the sale, what day will they close.

 

Here are a few tips for a quick sell on the retail market, usually through a Realtor:

 

-Make sure it is well priced, pricing right to start with, will save a lot of time. Price sells. You may save money in the long run with a shorter vacancy time, if the house is vacant.
